Project Management
The success in delivering building projects relies upon clearly establishing and communicating the client’s aspirations, fostering teamwork, choosing the suitable procurement route and managing the key project risks with a level of intervention to suit the circumstance. The success is often measured by it meeting a number of criteria, the regular criteria being time, cost, quality and suitability.
We are experienced in creating and motivating teams, and in driving forward the management and execution of building projects from inception to completion.
Our role as project manager is usually independent of the professional team responsible for design and procurement of the scheme, but will frequently extend to fulfilling the role of contract administrator, which often involves preparing the design and specification for the works, seeking competitive tenders and overseeing their implementation.
We regularly fulfil the project management and contract administrator role for a wide range of clients with a particular emphasis on refurbishment or redevelopment of commercial buildings.
Project Monitoring
Investors, Funders, Tenants and Stakeholders who are not responsible for the delivery of the project have limited control but often have a significant interest within a development and require their specific interests and risks to be protected.
Our role extends from initial scrutiny of the proposed works specification, contractual framework and transaction agreement; through to monitoring the works on site to ensure all matters are concluded in an appropriate manner.
We have considerable experience in providing development and technical appraisal and monitoring services which focus on our client specific risks and liabilities. We ensure that identified the risks are fully analysed, communicated and eliminated where possible, with any residual risks minimised and effectively controlled and managed.
We are regularly appointed to provide early advice alongside legal teams, to draw up or review Development Specifications which adds a further dimension to the client’s legal and financial advisory teams, dealing with specific construction related issues which may otherwise not be considered. Once the agreements are signed we monitor the works and the developer’s teams’ performance on site.
Contract Administrator/Supervisor
This is the core of our project works. All construction and building works, whether minor maintenance or new construction require effective contract administration, supervision and management.
We generally administer the works under a standard form of JCT Contract which provides strict roles and requirements. How these are interpreted and implemented will makes a substantial difference to the success of the project.
We ensure that appropriate control measures are incorporated into each project, including open and effective lines of communication, ensuring that team responsibilities are clearly defined and understood. We establish clear instruction processes, provide prompt resolution of issues or disputes and incorporate financial control.
Design and Specification
We provide design and specification services, either through acting as lead consultant, through in house expertise or through managing other professional advisers on client’s behalf. We provide these services whether the works are maintenance, refurbishment, alterations, fit-out, extensions or new construction.
We have extensive experience of working collaboratively, and are committed to deliver design and specification on time, to budget and quality standards, and add value wherever possible.
CDM Coordinator
Anyone having construction or building work carried out has legal duties under the Construction (Design and Management) Regulations 2007 (CDM 2007), unless they are a domestic client.
The CDM Coordinator assists the Client in meeting his legal duties and ensures that health and safety is properly considered throughout all stages of the project cycle.
We provide services to fulfill the obligations of CDM Coordinator under these Regulations, most commonly in conjunction with other building project services. We also have experience of working closely with independent CDM Coordinators where we are appointed to other project roles.
